950 Eastern Ave NE

The two wings of this structure, which are situated on the border of Washington, DC, and Maryland, come together at the corner in a glass cantilevered box that will act as the center of attention for a developing commercial area. In a five-story, 85,000-square-foot building with ground-level features including a communal room and commercial tenant space available for leasing by a nearby non-profit organization, the project will offer 56 affordable housing apartments. Brick and metal panels will make up the majority of the outside construction along the two main streets, and a funding request for LIHTC has been made.

. 2229 M Street

This building will offer lively, well-lit apartment homes for seniors with incomes below 60% AMI across from the National Arboretum. The 120 affordable housing units will be housed in a 9-story, 92,000-square-foot building that will also have a fitness center, communal spaces, and pet grooming services on the first floor. The building's brick facade faces north and east, and its 8-story glass entry tower has an accent wall made up of beautiful tile panels. The project is requesting a consolidated planned unit development (PUD) and a corresponding zoning map change to rezone the property from RA-2 to RA-4 as part of the approval process to achieve higher height and density.

. 1315 Holbrook

In order to make room for a newly structured 4-unit building with duplex units that each include 3 bedrooms and a den, the current structure had to be completely gutted. The basement level also had to be underpinned. With the building of a third story and an extension to the back addition, large living spaces and kitchens were made possible. ZDS handled architecture and interior design for the project, resulting in a contemporary structure that was meticulously designed from the outside through to the inside.

. Gainesville Apartments

This 8-unit apartment building in SE Washington, DC, will offer brand-new, contemporary housing apartments with 2 bedrooms, laundry, and external balconies. Split levels were used in the interior plan to reduce interior circulation and account for the site's slope. As a prerequisite for a new building in this zone, the project was submitted to the BZA for approval. The Board gave its approval.

This expansion allows us to further serve our client’s diverse needs and offer innovative architectural solutions for multi-family projects. We are confident that Robert's addition will enhance our ability to create exceptional living spaces and contribute to the growth and success of MODE4 Architecture.
